The average annual rent for a two-bedroom apartment in some of Lagos Island’s most sought-after neighbourhoods has climbed to as high as N17.25 million in 2026, according to a new residential property market report.
Drivetvnews gathered that the Lagos Island Residential Market Report 2026, compiled by Lagos Realty, examined rental prices, property values and land costs across four major residential submarkets between 2022 and 2026.
The areas covered are Ikoyi, Victoria Island, Lekki Phase 1 and Ikate, all of which recorded substantial increases in two-bedroom rental prices during the period.
Ikoyi currently has the highest average annual rent at N17.25 million, followed by Victoria Island at N15 million, Lekki Phase 1 at N10 million and Ikate at N8.5 million.
Ikate – N8.5m
The average annual rent for a two-bedroom apartment in Ikate has risen to N8.5 million, compared with N3 million in 2022, representing an increase of 183.33 per cent.
The report attributed the growth partly to rapid residential development in the area, where low-density housing has increasingly been replaced by apartment complexes and gated estates.
Ikate has also attracted tenants seeking relatively cheaper accommodation compared with other high-end areas of Lagos Island.
Lekki Phase 1 – N10m
Two-bedroom apartments in Lekki Phase 1 now command an average annual rent of N10 million, up from N4 million in 2022.
This represents a 150 per cent increase over the four-year period.
The report described Lekki Phase 1 as the most active of the four markets, attracting young professionals, families and members of the diaspora returning to Nigeria.
Improved infrastructure, continued residential development and comparatively lower rental costs have helped sustain demand in the area.
Victoria Island – N15m
Victoria Island recorded an average annual rent of N15 million for a two-bedroom apartment in 2026, compared with N6.57 million four years earlier.
The increase represents a 128.31 per cent rise.
The area remains a major commercial and residential hub, hosting multinational companies, banks, diplomatic missions and premium office spaces.
The concentration of corporate organisations has continued to attract expatriates, corporate tenants and young professionals, while new mixed-use developments are further reshaping the property market.
Ikoyi – N17.25m
Ikoyi emerged as the most expensive of the four locations, with the average annual rent for a two-bedroom apartment reaching N17.25 million in 2026.
The figure is up from N8 million in 2022, representing a 115.63 per cent increase.
The report linked the high rental costs to strong demand for luxury housing in the area, which is home to diplomats, senior executives, expatriates and other high-income residents.
Some luxury properties in Ikoyi are also priced in US dollars, while newer developments have expanded the supply of high-end apartments.
The report noted that limited land availability and demand from corporate tenants and affluent households continue to influence rental prices.
Overall, the figures show that annual rents for two-bedroom apartments across the four Lagos Island markets now range between N8.5 million and N17.25 million.
All four locations have recorded more than a 100 per cent increase in average rents since 2022, with Ikate experiencing the largest percentage growth.
The sharp rise highlights the growing cost of housing in Lagos’ prime residential districts, driven by strong demand, limited land availability and increasing investment in high-end residential developments.
